Answers to the questions buyers ask first

No. We routinely guide buyers through the entire process remotely, including viewings, due diligence, negotiation and signing, using a Power of Attorney where needed. Many of our clients only visit Spain once: to see the shortlist.
The NIE (Número de Identificación de Extranjero) is a Spanish foreigner ID number required for any property purchase, opening a bank account, or signing utilities. We arrange yours as part of Tier 02 and above, typically 2–4 weeks.
Budget 10–13% on top of the purchase price for resale property: ITP transfer tax (7–10% depending on region), notary, registry, legal fees, and our advisory fee. New-build is similar but uses VAT + AJD instead. We provide a full cost breakdown before you commit.
Yes. Most Spanish banks lend up to 60–70% LTV to non-residents at competitive rates. We introduce you to vetted bilingual mortgage brokers who shop across multiple lenders. Approval typically takes 4–6 weeks.
Spain's Golden Visa programme, which offered residency in exchange for €500k+ property investment, was discontinued in April 2025. Several alternative residency routes remain (digital nomad visa, non-lucrative visa). We brief you on current options as part of any acquisition.
For cash buyers: typically 6–10 weeks from accepted offer to escritura signing. With a mortgage: add 4–6 weeks. We track every milestone: reservation contract, deposit, due diligence, mortgage approval and notary appointment, so nothing slips.
